These surveys are primarily concerned with establishing “who owns what” and only take count of the land’s features in so far as they pertain to that. These generally require a lot of deed research and may involve new agreements with the owners of abutting properties.

Topographic

These surveys are primarily concerned with the “lay of the land” and the features on it (structures included), while making no claims about who owns what.

Subcategories include:

  • Conventional Topo

  • 3D laser scanning (extra detail)

  • Bathymetry (underwater)

  • Elevation Certification (Flood maps)

ALTA / NSPS

These surveys are primarily for commercial real estate transactions. They involve topographic and boundary work to meet the requirements of the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS)
